Correctly sized commercial systems, repair for rooftop units and maintenance contracts that let you budget the year instead of absorbing a surprise.
The rooftop unit that quits on the hottest afternoon of the quarter
A commercial system rarely fails on a convenient day. It fails when the building is full, the sun is on the roof and every tenant, customer or employee is already uncomfortable. The call comes in from a front desk or a shop floor, and the question underneath it is how soon the space can be used normally again. A system that was sized wrong or never serviced turns that afternoon into a lost day of business.
The failures we are called out for most are the ones a record would have caught: a compressor drawing more current every month until it trips, a rooftop unit whose condenser coil is packed with debris and cannot reject heat, a filter bank starved of airflow, and a unit that was bought one size too small or too large for the space it serves. A too-small unit runs flat out all summer. A too-large one short cycles and never dries the air.
Commercial buildings add problems a house does not have. Hours of operation, people packed into a small area, equipment that gives off heat, and a roof that gets full sun all change the load. A system picked from the square footage on a lease and not from the real use of the space is the most common reason a business ends up calling about the same unit twice in one summer.

Sizing the system to the building, and servicing it the same way
Luxury Air designs commercial systems around the building itself. That means walking the space, looking at the layout, the glass, the people and the equipment inside it, and then sizing the system to the load the building actually puts on it. Bigger is not better here either. A correctly sized rooftop unit runs long enough to pull humidity out of the air and short enough not to waste the electric bill.
Repair follows the same discipline as every other job we do. A NATE-certified technician takes the temperature split across the coil, the amp draw on each compressor and motor against its nameplate, and the static pressure across the filters, and writes them down. We service all makes and models of heating and cooling equipment, so the brand on the rooftop does not decide whether we can help, and the reading decides what gets replaced and what does not.
We answer seven days a week, 7:30am to 8pm, with on-call cover outside those hours, which matters when the failure falls on a weekend and the business opens on Monday morning. Our crew works across Conroe, The Woodlands, Magnolia, Montgomery, Spring and Willis, and holds Texas HVAC contractor licence TACLA 20944C, with bonding and insurance on every job. Call (936) 703-2130 and describe the unit and the symptom.
A maintenance contract turns a surprise into a line in the budget
The cheapest commercial repair is the one that never became an emergency. A maintenance contract puts planned visits on the calendar before cooling season and before heating season, so a failing contactor, a loose connection or a weak motor is caught while the building is still comfortable. Because the readings are written down each visit, the trend shows up on paper long before the unit gives out.
That record is what lets an owner budget the year. If the compressor amp draw has crept up across three visits, you know a repair is coming and roughly when, and you can plan for it instead of absorbing it on the worst day. Skip the contract and the same failure still arrives, just unscheduled, on a weekend, with overtime attached, and with nobody able to say how long the unit had been struggling.
Signs your current setup needs another look: the same unit has been repaired more than once this season, certain areas of the building are warm while others run cold, the electric bill has climbed without any change in use, or a proposal on your desk has a size and price you cannot explain. We give free estimates on new systems, and a same-day second opinion on install quotes, subject to scheduling availability and location.

What goes in the building’s file
Every visit leaves three readings behind
Temperature split
Supply and return across the coil. A weak split means the unit runs without moving heat.
Amp draw
Each compressor and motor against its nameplate. A climbing draw predicts the repair.
Static pressure
Across the filter bank and the ducts. It shows airflow trouble before the tenants do.
Those numbers are the reason a second opinion from Luxury Air is same-day and free of charge: we can read what the last visit recorded and say what has changed. The same crew serves homes too, so a business owner with a house can read about the maintenance agreement that starts from $16.58 a month.
